Workflow

  1. Obtain Permits & Approvals

    1-2 weeks

Submit plans to local building department. Verify setback requirements, frost depth for footings, and railing height codes (typically 36 in for residential).

  2. Install Decking Boards

    1-2 days

Start decking from the house outward, maintaining 1/8–1/4 inch gaps between boards. Use two screws per joist crossing, pre-drilling near board ends.

Frost Depth by RegionStandard

Footings must extend below the local frost line to prevent heaving. Common frost depths: Southern US 12 in, Mid-Atlantic 24–30 in, Midwest 36–42 in, Northern US/Canada 48–72 in. Always verify with local building code.

  • Ledger Board is Critical

The ledger connection is the most common failure point. Use 1/2-inch lag screws (not nails) spaced 16 inches on center, with flashing above and below.

  • Composite vs. Wood Decking

Composite decking costs 2–3× more upfront but eliminates annual staining. Factor maintenance time over 10 years when deciding.

  • Plan for Future Additions

Install blocking for future pergola or shade sail attachment during framing — retrofitting is much harder after decking is installed.

  • Stain Before Railing

Apply stain to decking before installing railing balusters — reaching between balusters afterward is tedious and produces uneven coverage.

Safety Notes

  • Decks over 30 inches high require guardrails by code — never skip railing on elevated decks.
  • Wear eye and ear protection when using circular saws and impact drivers; secure lumber before cutting.
  • Do not overload the deck during construction — distribute material weight evenly across joists.
