How it works

Fixed Monthly Amortization

The engine divides the entered annual rate by 12 and solves one equal month-end payment. It does not claim to reproduce daily servicer accrual.

Payment = Principal × Monthly Rate ÷ [1 − (1 + Monthly Rate)^−Months]

Zero-Interest Path

At an entered 0% rate, principal is divided evenly by the whole-month term and modeled interest is exactly zero.

Payment at 0% = Principal ÷ Months

Modeled Totals

The total is the unrounded payment multiplied by the entered term. Capitalization, fees, variable rates, subsidies, deferment, forgiveness, and payment allocation are outside this model.
