Capital Gains Calculator

Reconcile adjusted basis and net proceeds, then apply explicitly entered tax-rate scenarios without selecting brackets or special treatment.

Use this result well

Inputs that matter
Documented adjusted basis, gross proceeds, applicable selling costs, a separately determined capital-loss offset, and user-entered federal, state/local, and NIIT scenario rates
Output to expect
Net proceeds, gain/loss, offset used, modeled taxable gain, combined entered rate, modeled tax, and after-tax proceeds
How it works
Basis/proceeds arithmetic followed by multiplication at explicitly entered scenario rates; the tool does not select holding period, brackets, eligibility, or netting treatment
  • Use current records and IRS guidance to establish adjusted basis, amount realized, holding period, transaction reporting, loss netting/carryovers, and any Form 8949 or Schedule D adjustments.
  • Wash sales, depreciation recapture, collectibles, qualified small-business stock, home exclusions, installment sales, digital-asset lots, NIIT, and state/local rules can materially change treatment and require current analysis.

Choose your path

Built around the job you need to finish

Reconcile adjusted basis and net proceeds, then apply explicitly entered scenario rates without deciding capital-gain eligibility, brackets, special treatment, or filing outcomes.

Brokerage record reconciler

Compare proceeds with a documented adjusted basis and transaction costs.

Enter basis, gross proceeds, applicable selling costs, and any separately determined loss offset.

Can reproduce gain/loss arithmetic and identify missing basis records before modeling rates.

Scenario comparer

Test an advisor- or software-supplied combined rate assumption.

Enter federal, state/local, and NIIT rates separately and compare one sourced scenario at a time.

Does not mistake the rate inputs for tax brackets selected by the tool.

Special-asset seller

Recognize when simple arithmetic is insufficient.

Review Schedule D, basis, and special-rule boundaries before using any tax output.

Escalates wash sales, recapture, collectibles, home/stock exclusions, installment sales, crypto lots, or carryovers to current analysis.

How it works

Basis and Proceeds

Subtract entered selling costs from gross proceeds, then subtract documented adjusted basis to obtain the arithmetic gain or loss.

Gain or Loss = Gross Proceeds − Selling Costs − Adjusted Basis

Entered-Rate Scenario

Apply the entered loss offset only up to the positive gain, then multiply the remainder by the combined user-supplied scenario rates.

Modeled Tax = max(0, Gain − Loss Offset Used) × Combined Entered Rate

Tax-Law Boundary

The calculator does not determine holding period, rate-band stacking, netting order, carryovers, NIIT eligibility, recapture, exclusions, reporting adjustments, or state rules.

Records + current Schedule D analysis → applicable treatment

Example Scenarios

Use transaction records and documented basis before testing any tax rate.

Adjusted Basis: $10,500Gross Proceeds: $18,000Selling Costs: $250

Gain before any entered loss offset: $7,250

Enter only an offset already supported by current records or tax analysis.

Capital-loss Offset: $1,000

The offset used cannot exceed the positive gain

When net proceeds are below adjusted basis, the tool reports the arithmetic loss and zero modeled tax.

Net Proceeds: Below adjusted basis

Loss remains visible; deductibility and carryover are not inferred

FAQ

Basis can change through fees, improvements, depreciation, gifts, inheritance, corporate actions, wash-sale adjustments, and other rules. Use records and current IRS guidance rather than assuming original cost.

No. The rate is only a scenario input. Actual treatment can depend on holding period, taxable-income stacking, filing status, asset type, losses, recapture, exclusions, and current law.

Examples include wash sales, depreciation recapture, collectibles, qualified small-business stock, home exclusions, installment sales, opportunity funds, digital-asset lots, NIIT, and state-specific treatment.
