How it works

Official Taxable Assessed Value

Use the current official value after applicable exemptions. The tool does not derive a local assessment from market value or decide whether an exemption applies.

Match the Rate Format

Percent mode divides the entered rate by 100. Mills mode treats one mill as one dollar per $1,000 of taxable assessed value. Selecting the wrong format changes the answer by a factor of ten.

Base Tax = Taxable Assessed Value × Percent ÷ 100, or × Mills ÷ 1,000

Charges, Credits, and Budget Average

Add only charges not embedded in the rate and subtract only confirmed credits. Dividing by 12 produces a planning average; actual bills, installments, reassessments, and lender escrow can differ.
